Building owners and property managers must navigate the complexities of Florida’s elevator code compliance. Failure to comply with regulations can have significant consequences and safety liability. However, it can be difficult to keep up with Florida elevator code regulations. They are always evolving and competing priorities may keep you from staying on top of your elevator compliance duties.
At Southwest Elevator, we’re dedicated to helping companies in Florida, Nevada, and Texas with their elevator compliance duties. Below, we’ve highlighted some major rules and regulations that you need to be aware of. If you’re not currently in compliance with these regulations, we can help. Reach out to our team for assistance.
Door Lock Monitoring
This equipment keeps the elevators from moving when the doors are open. Door lock monitoring systems continuously monitor the status of elevator door contact circuits. They prevent the automatic operation of the elevator when faulty door contact circuits are detected, keeping the elevator locked in place until the doors are completely closed. All elevators in the state of Florida must have this system added by August 1, 2025.
2019 Code 2-Way Communication
This code ensures that two-way message displays are available in the elevator cab to ensure communication for hearing and/or speech-impaired passengers. This is especially important for emergency situations. The equipment provides a two-way messaging system with video capability, which helps these passengers better communicate with emergency personnel. Additionally, when the emergency button is pressed, a screen will display a message indicating that help is on site. This rule is not retroactive. Any elevator that is new construction or modernized after January 1, 2024 must have this installed with the new equipment.
Ascending Car Overspeed or Unintended Motion
All traction elevators must be equipped with a system to prevent the car from moving unexpectedly or at excessive speeds. Every traction elevator in Florida must have an ascending car overspeed or unintended motion system added by August 2027.
